How radon mitigation is done

Installing a system that reduces indoor radon. The standard approach, active soil depressurization, draws soil gas from beneath the foundation and vents it above the roofline before it can enter the house.

Sealing entry routes

Slab cracks, the perimeter joint, sump lids and utility penetrations are sealed. This is not a mitigation method on its own but it makes the fan far more effective.

Pipe routing

PVC runs from the suction point to the fan and out above the roofline. Interior routing through conditioned space looks better; exterior routing is cheaper and easier to service.

Fan and monitoring

A continuously running fan sized to the static pressure of your soil, mounted outside conditioned space, with a manometer so you can see at a glance that the system is working.

Post-mitigation testing

A follow-up test after the system has run confirms the level actually came down. Without it you have a fan and a pipe but no evidence it did anything.

Step by step

  1. Test first

    Establish the actual level with a proper test before anything is designed. Short-term test kits are inexpensive and widely available; results guide whether and how much mitigation is warranted.

  2. Diagnostic visit

    Foundation and sub-slab conditions assessed, sometimes with a communication test that measures how far suction extends from a trial point. This sets the number of suction points.

  3. Install suction point and seal

    Slab cored, pit excavated below, pipe set and sealed. Cracks, joints and penetrations sealed so the fan is not simply pulling conditioned air from the house.

  4. Route pipe and mount fan

    Pipe run to the fan location outside conditioned space, then to a discharge above the roofline and away from windows. A manometer is fitted so system status is visible.

  5. Retest and document

    After the system has run for the specified period, a follow-up test confirms the reduction. Keep that result; it is the document a future buyer will ask for.

What radon level requires action?

The EPA recommends fixing homes with radon at or above 4 picocuries per liter, and states that homeowners may also want to consider fixing levels between 2 and 4 pCi/L. There is no level at which risk is considered zero, so the action levels are practical thresholds rather than a safety boundary. Your own tolerance and how much time is spent in the lower levels of the house reasonably factor in.

How much does radon mitigation cost?

Published figures converge on a typical band of roughly $800 to $2,500, with an average near $1,000 to $1,200. Simple homes with a single suction point can come in lower; large houses, mixed foundations needing several suction points, and crawl spaces requiring vapour barrier work run higher. Confirm whether the post-mitigation test is included in the quoted figure.

How does a radon mitigation system work?

The standard method is active soil depressurization. A pipe is set into a pit beneath the slab, and a continuously running fan draws soil gas from under the foundation and vents it above the roofline, where it disperses. Because the fan holds the area beneath the slab at slightly lower pressure than the house, soil gas goes out through the pipe rather than in through cracks and joints.

Do I need to test again after the system is installed?

Yes, and it matters. A post-mitigation test is the only evidence that the level actually came down, and it is what a future buyer's inspector will ask to see. Does the fan run all the time?

Can I install a radon system myself?

Many states also regulate radon contractors. Given that the whole point is a verified health outcome, professional installation with a documented post-test is usually the better value.

Will a radon system make my house harder to sell?

Generally the opposite. A documented elevated test with no mitigation is the thing that complicates a sale. A properly installed system with a post-mitigation result showing the level came down turns radon from an open question into a resolved item, and buyers' inspectors are familiar with the systems.

Does radon come in through water as well as soil?

It can, particularly in homes on private wells drawing from certain rock formations, though soil gas is by far the dominant route in most houses. Waterborne radon is treated separately, typically with aeration or granular activated carbon, and is priced independently of a soil depressurization system. If you are on a well and your air levels stay elevated after mitigation, water is worth testing.
